What banks look at

  • Debt-to-income (DSR) — the new mortgage plus every other debt usually can't exceed about 40% of income. This calculator uses 42% and keeps 3,500 THB for living costs.
  • Income type — a documented salary counts in full; irregular income such as bonus, commission or freelance counts at about 55–72% depending on evidence.
  • Age and term — the last payment must fall before about age 65, so older borrowers get shorter terms and smaller loans.
  • Second home and beyond — if you're still paying off another home, the new loan is capped by the Bank of Thailand LTV rules, so you'll need a down payment.

Frequently asked questions

How much home loan can I get on a 30,000 THB salary?

With no other debts, about 1,280,000–1,420,000 THB, with a payment of up to about 9,100 THB a month (30 years at 6.63%). Car or credit-card payments reduce it.

How many times my salary can I borrow?

Roughly 47–60 times your monthly salary for salaries of 30,000–100,000 THB with no other debts. Lower salaries get a lower multiple because living costs take a bigger share.

Can I get a home loan with a car loan or credit-card debt?

Yes, but existing payments come out of what's left for the mortgage. Every 1,000 THB a month of other debt cuts the loan by about 160,000 THB, so clearing small debts before applying helps a lot.

Does a co-borrower help me borrow more?

Yes. The bank adds up every borrower's income — and every borrower's debts. Up to 4 people can borrow together, usually spouses or relatives.

Can freelancers or business owners get a home loan?

Yes, but banks count only part of irregular income and usually ask for 6–12 months of statements. Self-employed applicants should have at least 2 years of income history.

Is this result a loan approval?

No. It's a preliminary estimate from what you entered. Each bank has its own criteria and checks real documents before approving.

Where does the interest rate come from?

The default is 6.63% a year — the median MRR of Thai commercial banks from Bank of Thailand statistics as of September 15, 2026. You can change it to the rate a bank actually offers you.
